Navigating the Rental Market

Whether you're a tenant searching for your dream home or a property owner in need of expert advice, this comprehensive resource will equip you with essential information and valuable tips for a successful renting experience.
1. Search for Rental Properties

Find available rental properties that match your criteria such as your budget. Take note of important details such as location, size, amenities, and rental prices. Reach out to landlords or property managers to schedule property viewings and gather additional information.

3. Documentation

Documents listed below are required within 2 days of your offer being accepted; otherwise, the property may be put on the market again until the necessary paperwork has been received to move forward with your application

5. Review and Sign The Lease Agreement

Carefully examine the lease provided by the landlord, paying attention to important details such as rent amount, lease duration, and maintenance responsibilities. Seek clarification on any unclear points and, if satisfied, sign the agreement.

2. Viewing and Offer

Once you have viewed the property and make an offer if you are happy with the property, expressing your intent to rent and negotiating any specific terms if necessary. Once your proposal has been accepted, you will be required to pay a holding deposit to secure the property and initiate the rental process.

4. Energy Performance Certificate (EPC)

You will be provided with a duplicate of the Energy Performance Certificate. This assigns an Energy Efficiency Rating to the property and is valid for ten years.. It assesses the property's energy usage and offers recommendations for improving energy efficiency.

6. Move-in Payments

You will be requested to send all move-in payments at least 2 working days before the actual start date of the tenancy. Once an acceptable reference report for each tenant has been received and approved by the landlord, an appointment will be scheduled so that you can pick up the keys.

Required Documents

Ensure a hassle-free renting process by having all the necessary documents ready and organized.
Bank Statements

Each individual tenant may be required to provide copies of their most recent three months' bank statements as part of the necessary documentation.

Proof Of identity

Each occupant must present photo identification as well as proof of address, which could include an electricity bill, council tax bill or UK driving, however we cannot accept documents such as Driver’s licenses and mobile phone bills.

References

Each applicant must be 18 or over and must fill out an application form so that references can be acquired; we use a third-party referencing organisation.

Right to Rent

Each tenant must provide us with all their original documents that demonstrate their right to live in the UK; copies of the documents will be validated and filed away.
